To foster sustainable housing development and address the diverse needs of the Mississauga community, the following comprehensive housing strategies incorporating the provided ideas can be implemented:

Property Tax Exemption for 15 Years: Implement a 15-year property tax exemption for newly constructed residential rental properties to incentivize development and attract builders to invest in the city.

Reduced Building Charges for Rental Income Apartments: Offer a 50% reduction in building charges for developers constructing rental income apartments, encouraging the expansion of rental housing stock and increasing affordability in the rental market.

Tax in Lieu of Services for Elderly Care Retirement Homes: Instead of property taxes, implement a tax in lieu of services for newly constructed elderly care retirement homes, ensuring that necessary services are provided while alleviating financial burdens on developers.

Affordable Housing Quotas: Require developers to allocate 10% of condominium units as affordable housing units, ensuring inclusivity and accessibility within new residential developments.

Rent-to-Own Programs: Mandate that 10% of units in new developments be offered through rent-to-own programs, providing pathways to homeownership for individuals with limited financial resources.

Rental Units Allocation: Ensure that 10% of units in new developments are designated as rental units, catering to the needs of residents who prefer rental housing or cannot afford homeownership.

Reduced Building Charges for Elderly Care Retirement Homes: Offer a 50% reduction in building charges for developers constructing elderly care retirement homes, encouraging the expansion of senior housing options and promoting healthy aging within the community.

Every conversation about housing would be incomplete without acknowledging the glaring issue: the Homelessness Crisis in Mississauga. 

While the Ontario Government offers financial incentives for new home construction, it's noteworthy that these incentives aren't earmarked and can be allocated to any pressing city issue. 

Despite having committees for transit, traffic, and housing, there's a glaring absence in addressing homelessness. 

I propose that **all** financial incentives provided by the Ontario Government for new home construction be redirected to tackle and alleviate the Homelessness Crisis in Mississauga over the next 8 years. This represents untapped resources, and I'm confident that by rallying developers alongside government support, significant funding can be secured, and it will cost the City and the residents nothing!!!!

Without safeguarding the most vulnerable members of our community, our words ring hollow. It's time for action, now more than ever.

By implementing these housing strategies, Mississauga can work towards addressing housing affordability, promoting inclusivity, and meeting the diverse housing needs of its residents, while also incentivizing responsible development and supporting the city's aging population.
